These modern alarms are interconnected so that when one is triggered, all alarms go off simultaneously. There are several other regulations pertaining to the installation and maintenance of smoke alarms in rental properties, and it's crucial to obtain accurate information.   • Install photoelectric smoke alarms in new or renovated rental properties.

According to the updated guidelines, you have the right to be protected by the latest smoke alarms.

Starting January 2022, all new lease agreements will come with new and improved photoelectric smoke alarms that are hardwired and interconnected.

As a tenant, it's important to note that these interconnected smoke alarms are highly sensitive and can detect even the smallest amount of smoke.

Moreover, when one smoke alarm goes off, all the alarms in the rental property, including those in the bedrooms, will be triggered simultaneously. This ensures that no matter how many people are in the house, everyone will be alerted to the danger at the same time.

As of 1 January 2017, updated smoke alarm legislation is applicable to all Queensland properties. You may require an immediate upgrade of your smoke alarms based on your situation, while eventually, all properties in Queensland will need to comply with these regulations over time.

  • Homes for sale or lease: Must comply with the new rules when replacing smoke alarms and meet the existing regulations.
  • New homes: Must adhere to the new regulations during the construction process.
  • Existing homes: When replacing smoke alarms, they must be substituted with photoelectric smoke alarms that meet the required standards and correct positioning. Failed smoke alarms must be immediately replaced, and hardwired smoke alarms must be replaced with hardwired photoelectric smoke alarms.

New smoke alarm requirements apply to properties being sold, and if the seller fails to comply, the buyer is entitled to an adjustment at settlement.

This adjustment is calculated at 0.15% of the purchase price, which can be more expensive than the average smoke alarm upgrade.
